METALLIC CARPENTRY
1.0
GENERAL These general specifications establish the quality of materials and workmanship and define how quality es measured for the architectural works required for the dwellings at Tintaya.
2.
TILING, FLOORING AND BASEBOARDING
2.1
TILING
2.1.1
General This Specification applies to the placing and laying of ceramic tiles for floors and walls. The works shall comprise the provision of labour and equipment, the supply of materials, structural components and building parts, including off-loading and storing on Site. Tiling shall be applied in accordance with schedules for the finishing works given on drawings or specified elsewhere or as directed by the Engineer.
2.1.2
Material
2.1.2.1 General Requirements Materials shall be new and unused. They shall comply with the regulations regarding quality and dimensions and appropriately match each other. Tiles shall have the properties stated below: • Sharp, straight, parallel, non-crumbling edges; • Free from soluble salts and other detrimental constituents; • Free from cracks and blisters; • True to agreed or standardized dimensions • Rear and side surfaces capable of bonding efficiently for the placing laying and jointing. 2.1.2.2 Ceramic Floor and Wall Tiles All tiles shall be of first class quality. They shall be of uniform size and even surface, free from warps laminations, serrated edges, chipped corners and other imperfections or flaws affecting their quality, appearance and strength. Colour will be selected by the Engineer. Glazed ceramic tiles shall comply with the requirements and properties not inferior to the following: • They shall bear the identification mark of the manufacturer on the backside either in positive or in negative embossment. • They shall be made from fine-grained vitrified sandstone ceramics of the highest quality. The dimensions of the slabs shall be regular and constant, the upper surface plane, smooth and flawless without a trace

of fissures or blotches. The sides shall be perfectly straight and the corners perfectly rectified. The shade and hue of the colouring shall be uniform. They shall give a clear sound under a hammer stroke. They shall be frost-proof, non-porous, abrasion-resistant (2.5 mm after 3,000 hours) flexion and shock-resistant
2.1.3 Execution of Work 2.1.3.1 General Prior to the start of his operations under this sub-chapter, the Contractor shall verify that all conditions are suitable for the timely and effective carrying out of his work. Where unsuitable conditions are found, they shall be reported in writing to the Engineer and under the Engineer's direction immediately corrected. In particular, the Contractor shall verify that such conditions as the following do not exist: • Major unevenness, • Efflorescence, • Tension and settlement cracks, • Unduly smooth surfaces, • Unduly moist surfaces, • Unduly absorbent surfaces, • Evidently or presumably detrimental substances, e.g. oil-fouled surfaces, Work shall be carefully laid out to ensure symmetry about centerlines of the area involved and to minimize the use of less- than-half pieces of tiles, flags, slabs, etc. The work shall be executed with the highest degree of precision and according to the drawings and specifications. 2.1.3.2 Preparation of Surface Before wall surfaces will be covered with tiles or mosaic to be set in normal mortar bedding, a sprayed coating of cement mortar shall be applied to the base, unless otherwise specified. Where an adequate bond between the bedding mortar and the base is not ensured by the envisaged mode of execution, special measures shall be provided, e.g., roughening, overstretching the base with wire netting, or coarseplastering of the complete surface. The concrete surface to which tiles or terrazzo are to be placed, shall be cleaned so as to produce the adequate surface condition. The concrete surface shall be kept thoroughly wet for a period of 24 hours prior to the placing of tiles, etc. The screed coat of mortar shall consist of one part Portland cement and four parts sand and shall be worked to a true, level or plumb surface, finishing approximately 15 mm below finished level for floors, borders, and thresholds and approximately 10 mm beyond finished face of bases and other vertical surfaces.
The subsurface of floor coverings shall be cleaned carefully prior to commencement of work. The base for coverings to be placed without underlay shall be smoothed with filler compound. In the case of major unevenness, a suitable leveling compound shall be used. 2.1.3.3 Placing In interior finishing works, all tiles, flags, and mosaic shall only be set and laid after the fixing of window and door frames and trims, stop rails, plumbing installations and the application of plaster, unless otherwise specified. All tiles and mosaic shall be set or laid plumb, in true alignment and horizontal or at the slope specified, without any projections, with regard to any specified reference and level lines. The aggregates shall be well graded and free from detrimental substances. The mortar composition shall be as one part of cement and four parts of sand. For the setting and laying of glass tiles, glass wall panels and glass mosaic, the manufacturer's processing instructions shall be observed. The thickness of the mortar bedding for tile coverings shall be at least 10 mm, with an average of 15 mm, unless otherwise specified. All tiles found to be hollow when tapped shall be replaced. All surplus mortars or grouts shall be removed before they have hardened. Where floor drains are provided, the planes of the finished floor shall be sloped towards the drains. Intersections and returns shall be formed accurately. Cutting of tiles, where necessary, shall be done along the outer edges of the floor and done without marring the tile surfaces. Tiles shall fit closely and neatly around all plumbing fixtures and around electrical outlets, pipes, fittings, etc., so that cover plates or escutcheons will overlap the tiles properly. Tiles shall be secured firmly in place and loose tiles shall be removed and replaced. Upon completion of the work, all surfaces of ceramic tiles shall be cleaned with a soap powder and clean water applied with stiff fiber brushes. After scrubbing, the tile surfaces shall be rinsed with clean water. Hard lumps of mortar shall be removed by using wooden paddles. Metal cleaning tools or metal brushes or acid solutions shall not be used. Where imperfections occur in jointing, the joint shall be raked back not less than 8 mm in depth and the joint pointed full and tooled smooth to match adjoining work. All tile work shall be adequately protected against damage from subsequent building operations, both before and after cleaning. For the setting and laying of tiles and mosaic by the thin bed process, the manufacturer's instructions shall be observed. 2.1.3.5 Jointing The widths of joints shall suit the type of tiles used, the purpose and stress of the coverings and the type of jointing chosen. The joints shall be equal in width. Unless otherwise specified, the coverings shall have the following widths of joints: ceramic wall tiles 2 mm ceramic floor tiles min. 2 mm ; max. 8 mm. Jointing shall be by the washing-in method, unless otherwise specified.
If nothing particular is specified colored cement mortar shall be used in jointing. 2.2
FLOORING
2.2.1 2.2.2
General All work under this sub-chapter shall comprise all labor, equipment and the supply of the appurtenant materials including off-loading and storage at the site required for performing mortar base for carpets and polished cement floors. Flooring works shall be carried out in accordance with the finish schedule given on the drawings. All flooring work shall be protected from any damage. Flooring access barriers to the individual rooms shall be provided until the floorings can be walked on. Floorings shall be covered by adequate means, such as sawdust, plastic sheets. Before handing over, all flooring work shall be properly cleaned and polished according to the best standard of the trade. 2.2.2 Materials All materials and structural components to be provided temporarily by the Contractor and not, therefore, ultimately incorporated in the work may be used or unused at the Contractor's choice, unless otherwise specified. All materials to be supplied and installed by the Contractor and, therefore, ultimately incorporated in the work shall be new and unused, unless otherwise specified. They shall be suitable for their intended purpose and appropriately matched to each other. The floorings shall be such as to provide a permanent surface that can be walked on. They shall not give rise to any unreasonable inconvenience. Materials for polished cement floors shall consist of Portland cement type I and sand. Carpet for floors shall be medium transit, made from 100 % polypropylene fibers, weighting 20 oz/m2, inflammable and antistatic. 2.2.3 Execution of Work
2.2.3.1 General Prior to the start of his operations under this sub-chapter, the Contractor shall verify that all conditions are suitable for the timely and effective carrying out of his work. Where unsuitable conditions are found, they shall be reported in writing to the Engineer and shall under the Engineer's direction be immediately corrected. In particular, the Contractor shall verify that such conditions, as the following do not exist: • Major unevenness • Cracked surface of base • Insufficiently dry base
• Insufficient firmness of base surfaces • Unduly porous and unduly rough base surface, fouled base surfaces, e.g., by oil, wax, varnishes, paint spatters, etc. • Misalignment of base surface with regard to level of adjacent parts of structure • Unsuitable temperature and air-conditions in room. The surface of concrete floors to receive screeds will be roughened by removing the laitance with a stiff broom and stippling immediately after the initial set of concrete. Floors will be thoroughly swept and hosed down with clean water before the screed is laid. Immediately before laying the screed, a neat cement grout of creamy consistency shall be brushed over the sub-floor. The cement grout shall be mixed immediately before being used. 2.2.3.2 Carpet mortar base Prior to placing of the cement flooring, the surface of the concrete slab shall be kept continuously wet. At moment of mortar placing, free water shall have been removed and a bonding layer of sand/cement/water have been spread and thoroughly worked into the surface of the slab. The first course shall be spread evenly over the grouted surface, struck off to the required grade and thoroughly compacted with rollers and/or tampers. The minimum thickness of this course shall be 40 mm. and shall be made of concrete with mix proportion 1:4 (cement: sand). The finish course shall be mortar with mix proportion 1:2 (cement: sand). At the proper time, troweling shall be performed producing a uniform and hard dense surface free from defects and blemishes, apt to receive the carpet. 2.2.3.3 Polished Cement Flooring Prior to placing of the cement flooring, the surface of the concrete slab shall be kept continuously wet. The moment of placing the concrete free water shall have been removed and a bonding layer of sand/cement/water grout have been spread and thoroughly worked into the surface of the slab. The first course shall be spread evenly over the grouted surface, struck off to the required grade and thoroughly compacted with rollers and/or tampers. The minimum thickness of the this course shall be 40 mm. and shall be made of concrete with mix proportion 1:4 (cement: sand). The finish course shall be mortar with mix proportion 1 part of cement and 1 part of sand. At the proper time, trowelling shall be performed producing a smooth and hard dense surface. 2.2.3.4 Carpet Floors Carpet shall be laid at locations indicated in architectural drawings. Carpet shall be glued along all edges next to walls, in a 10 cm width using a rubber based glue recommended by carpet manufacturer.
2.3
BASEBOARDING
2.3.1
General This Specification applies to the placing and laying of ceramic tiles, and the gluing of carpet, as coverings of edges of walls next to floor. Baseboards shall be applied in accordance with the schedules for the finishing works given on drawings or specified elsewhere or as directed by the Engineer. The works shall comprise the provision of labour and equipment, the supply of materialsts, including off-loading and storing on Site.
2.3.2
Material Ceramic tile for baseboards shall fulfil all the requirements stated above for ceramic tiles for floors and walls. Tiles for baseboards shall be prepared from machine cutting of whole units of ceramic tile. Carpet baseboards shall be made from carpet of the same quality and color of that placed at adjacent floor
2.3.3 Execution of Work Ceramic tile baseboards shall be laid to drywall surface using an appropriate mortar, recommended by ceramic tile manufacturer. Carpet baseboards shall be glued to drywall surfaces using an appropriate rubber based glue, according to recommendations of carpet manufacturer. 3.0
CARPENTRY & JOINERY
3.1
GENERAL These regulations shall apply to doors and closet parts in which Carpentry and Joinery will be used, according to drawings details. All services shall comprise labor, equipment and the supply of the appurtenant materials and structural components including transport, loading, off-loading and storage at the Site, unless otherwise specified.
3.2
MATERIALS All wood materials to be supplied erected or installed at Work shall be new and unused. They shall be suitable for their intended purpose and appropriately match to each other. Timber and other wood material shall be straight, sound, bright, of mature growth, well seasoned and conditioned to suit the particular purpose, for which it is to be used. The material shall be cleanly sawn, square edged, and free from injurious shakes, splits, warps, wanes and knots, soft spots and rot, incipient decay and all other defects.
The minimum requirements for the defect free timber shall be as follow: − Defects due to conversion, the timber shall have no chip mark, no diagonal grain etc − Defects due to fungi, the timber shall be free from blue stain, brown rot, dry rot, heart rot, sap strain, wet rot, white rot − Defects due to seasoning, the timber shall not possess the defects due to seasoning like case hardening, bow, honey combing, warp, twist, split, collapse, cup etc. The moisture content of timber assemblies when leaving the manufacturer's works shall be as 8 to 12 %. Plywood and wood chipboards, all surfaces to be veneered or seal coated shall be adequately closed. 3.2.1
3.2.2
Requirements for Doors Unless specified elsewhere, the frames, architrave, etc., of doors well-seasoned wood free of knots, fissures, and decay. Interior doors shall be double plywood plated. Exterior doors shall be plywood plated at interior surfaces and coated board plated at exterior surfaces. The fittings and fixtures like hinges, hooks, anchors, locks, handles, doorstops, etc., shall be of best quality and manufacture. Except which shall be of heavy pattern of steel or brass, all other fixtures anodized light metal.

Wood Preservatives Wood preservatives shall be of an officially approved type. Where subsequent painting of the timbers is proposed, the wood preservative shall be compatible with the paint. In interior applications, the wood preservative shall be odorless. Minimum requirement for preservative shall be as mentioned below: − It shall be durable and shall not be affected by light, heat etc, − It shall be non inflammable, − Shall be free from unpleasant smell, − Shall not affect the strength character of the timber, − Shall offer high resistant to moisture and dampness, − Shall have penetrating power into wood fibres 6 to 25 mm − Shall not be easily washable by water, − Shall be non toxic.
3.2.3
Hardware All hardware for doors shall meet the following requirements and match under each other. Only heavy solid hardware of non- corroding materials will be accepted (stainless steel). Each door leaf shall be furnished as follows: • 3 hinges 100 mm high.
• 1 mortized heavy doorlock with profile cylinder for master-key system, backsets 65 mm; • 2 stainless steel lever handles of 125 mm; • 2 stainless steel door handle plates or roses; 3.3
Execution of Work
3.3.1 General Prior to the start of the works, the Contractor shall verify that all conditions are suitable for the timely and effective carrying out of his work. The Contractor shall verify that such conditions as the following do not exist: • Undue humidity of the structure, • Inadequate painting or finishing of the structural components intended to be installed, • lack of provisions for fixing the structural components to and sealing them against the respective part or parts of the structure. The timber dimensions specified in the Drawings shall apply to the finished timber. 3.3.2
Doors and Gates For framing timbers only core shall be used (not sapwood). The frame timbers shall be jointed by mortise and tenon or by doweling. Casings on doors shall at the corners be butted or mitred by mortise and tenon or scarfed or dowelled and glued, unless a specific connection is required. The total thickness of the door shall be approximately 45 mm. The joint between door frame and wall shall be filled with mineral wool and sealed with elastic sealing compound and covered on both sides with solid wooden fillets. The space between door construction and concrete/masonry wall shall be filled with rock-wool. The abutting joint between frame and wall shall be covered with solid wooden fillets on each side. To the outside the joint shall be sealed with permanent elastic material in accordance with the Manufacturer's instructions. Protection screening consisting of a separate wood-frame with a plastic screen to be mounted removable on to the window with clips and angle fillers at exterior in front of all mavable wings as shown in detail drawings.
4.
PAINTING
4.1
General All painting and surface protection works shall be performed as specified 'hereunder. Painting and related works shall be performed by experienced and qualified professionals, capable of applying paints and/or coating in accordance with general practice and recognized standards, the paint manufacturer's instructions and in accordance with the present specifications.
The quality of paint shall meet the stipulated requirements of the site and the specifications hereunder. All services shall include labor, tools and equipment, and the supply of materials and building components necessary thereto, including unloading and storage on the site, if nothing contrary is stipulated in the Specifications. All necessary precautions shall be taken to protect personnel and property from hazards due to falls, toxic fumes, explosion or other harmful effects. 4.2
Materials Paint materials and their components, e.g. paints, filling, pigments, cements, metallic coating materials shall comply with the standard quality and specification, any special permit conditions and official regulations. Officially approved but unstandardized material and components shall comply with the prevailing conditions and require the Engineer's approval for application. All pigmented paints and primers shall be delivered to site in sealed containers packaged by the manufacturer.
4.3
Execution of Work 4.3.1 General Materials, which are subject to working instructions, shall be treated and applied according to these instructions. If not otherwise specified, the method of applying and performing of paint systems shall be as follows: Paint systems may be applied manually or by machines, unless a particular method of execution has been stipulated in the specifications. Primer protective coatings shall be applied on woodwork according to manufacturers' instruction. If several coats are required, the preceding coat shall be dry. This does not apply for wet-on-wet techniques, if so specified or permitted by the manufacturer. Drying periods prescribed by the manufacture shall be observed, for open surfaces, as well as for edges or irregular surfaces. All edges at doors, windows, skirtings, sockets, etc., shall be of sharp and straight line. 4.3.2 Verification of Painting Surface Prior to the start of painting, the Contractor shall verify that all conditions are suitable for the timely and effective carrying out of his work. Where unsuitable conditions are found, they shall be reported in writing to the Engineer and under the Engineer's direction be immediately adjusted. In particular.the Contractor shall verify that the following conditions do not exist: For paint on drywall: • The base not being appropriate for the bond of material • Mineral base or surface with too high moisture • Lime plaster surfaces of insufficiently slaked lime • Efflorescence
• Fresh lime rendering as bases for outdoor coatings of latex-, oil- or gloss-paint • Rendering of gypsum of too low strength overworked gypsum rendering on the top • For Paint on Wood • Damp woodwork (content of moisture in the wood), measured at several locations at least 5 mm deep, may not exceed 12%. • Wood infected by blueing, putrefaction or beetles abundance of wood resin, particularly for shaded outdoor paints • split timber or such with knots unsuitable timber construction • prime coats which are not appropriate for or compatible with the succeeding, paint coat • Untreated surfaces which cannot be protected by coatings, such as window or doorframes, form works and linings, open gaps, beads and the like • Poorly bonded prime coats surfaces which are too rough porous surfaces and cracks • For paint on steel or metal • Corroded and contaminated metal components • Rolling stains • Cinder under welding residues • Slack spots at connecting parts and connections • Surfaces which have rusted through. 4.3.3 General Preparation of Surfaces Dry wall surfaces shall, prior to commencing painting operations, be prepared using applicable methods to obtain suitable conditions. The surfaces shall be dry and free from oil, grease, powdery friable and where necessary be washed with brush and water. If, for obtaining smooth and even surfaces additional application of a filler or primer is required, this shall be done without any extra payment. 4.3.4 Indoor/Outdoor Painting on Drywall This type of painting shall be of 2 coats of synthetic latex based, weather resistant paint. 4.3.5 Painting and Protection Systems of Wooden Surfaces Old paint shall be removed from the surfaces and smoothed down with abrasive paper. If machine sanding is involved, a sanding sealer to bind the fibres shall be applied. The surfaces shall be dry and free from dust. Indoors Varnishing of Wooden Surfaces
• 1 coat of linseed oil or equivalent • Sanding • 2 coats of colorless, lusterless, respectively high or flat gloss varnish. Indoors Varnishing of Plywood and Veneer • 1 coat of linseed oil or equivalent • Sanding • 1 coat of oil paint • 1 coat of colorless, lusterless, respectively high or flat gloss varnish. 5.
GLAZING
5.1
GeneralL Work under this chapter includes furnishing all plant, labor, materials, equipment and installation of all glass and glazing as indicated on the drawings and specified.
5.2
Material Any glass thickness specified shall be deemed as the minimum thickness within the allowable tolerance, unless another glass thickness is specified. If requested, the Contractor shall furnish samples and state the names of the suppliers of materials and structural components. All window glass shall be of best standard commercial glazing grade with thicknes as indicated in detail drawings.
5.3
Execution of Work The clearance between the pane and the base of the glass rebate shall be about a third of the depth of the glass rebate. The glass panes shall be clamped tight in such a way that uniform distribution of the weight of the panes is achieved, which in turn will prevent detrimental twist without affecting the ease of movement of the window and door leaves. The edges of the glass panes shall not touch the frame at any point. Clear glazings already installed during construction shall be marked with white washable paint in order to keep them visible. Upon completion of the work, and before handing over, all glass shall be properly cleaned, internally and externally, and any broken or cracked panes cut out and replaced by new ones.
6. METALLIC CARPENTRY Windows shall be made from commercial aluminum shapes, according to details shown to drawings Visible separation shall not be accepted at the union of metallic profiles. In a way that they are in a same carpentry unit.
