The Room The Room means the room at the Property which has been nominated by the Landlord and agreed to by the Occupier which the Landlord agrees to let to the Occupier.

Terms and Conditions 1. Gene Genera rall 1.1. The Room is part of a house or flat which which the Landlord occupies as his only or principal home. 1.2. The Room is is part of the Property specified above, together with any outside outside space or garden. 2.2. The Occupier will be allowed allowed to share with with the other occupier(s) occupier(s) of the Property Property the the use and facilities of the common parts of the Property (including such bathroom, toilet, kitchen, sitting room and other facilities as may be at the Property).
3. The Deposit 3.1. The deposit specified above shall be paid by the Occupier on the signing of this Agreement and is to be held by the Landlord for the du ration of the Term as security against the Occupier’s failure to pay the rent or non-performance of his obligations laid down within this Agreement. The deposit shall be refunded to the Occupier at the end of the Term (without interest) under deduction of such sums as are required to meet outstanding rent or other charges due from the Occupier during the Term and also cleaning costs and outstanding liabilities in connection with damage to the Property, fair wear and tear excepted. 4. Rent 4.1. The Occupier shall pay the rent by the method and at the times specified above. 5. Interest 5.1. Where the rent or any other sum due by the Occupier under this Agreement is in arrears, whether legally demanded or not, the Landlord shall be entitled to charge interest at the rate of 4% above the prevailing base rate of the Bank of England on the outstanding sum from the date when the same became due until the date of payment. 5.2. Any bank charges incurred by the Landlord through a cheque of the Occupier being dishonoured by the Occupier's bankers shall be deducted from the deposit if not already paid by the Occupier to the Landlord. 6. Insurance 6.1. The Landlord shall effect suitable building insurance cover for the Property and shall insure the Landlord's fixtures, fittings and effects, including such electrical appliances as are not the Occupier's responsibility, against loss or damage by fire, lightning, storm, flood, impact, riots, malicious damage, damage from burst pipes, theft and third party risks a nd such other risks as are normally covered by a Householder's Comprehensive Policy. 6.2. If the Occupier so wishes, he can insure his personal effects, which shall not be the Landlord's responsibility. 6.3. The Occupier must not do anything, or fail to comply with any requirement, as a result of which the policy of insurance effected by the Landlord for the Property and the Landlord's fixtures, fittings and effects may become void or voidable or by which the rate of premium on any such policy may be increased. 7. Repairs 7.1. The Landlord shall maintain the structure and exterior of the Property in good repair and condition. 7.2. The Landlord must keep in repair and proper working order the installations for the supply of water, gas, electricity, for sanitation (including basins, sinks, baths and sanitary conveniences), and for space and water h eating. Independently connected electrical appliances such as electric fires, heaters, radio or television sets are the Occupier's responsibility. 8. Cleaning and Maintenance 8.1. The Occupier shall keep the interior of the Property in good repair and condition and in good decorative order. 8.2. The Occupier must keep free from all blockages and obstructions all baths, sinks, lavatories, cisterns and pipes. 8.3. The Occupier must maintain the furniture, furnishings, fixtures and other items set out in the Inventory and keep them in good condition and must preserve them from damage or destruction and must not remove any of them from the Property. 9. Use of Property 9.1. The Occupier shall use the Property for residential purposes only and shall not (nor allow others to) operate a business at the property or use it for any improper, immoral or illegal purposes. 10. Assignment 10.1. The Occupier shall not assign, sublet, charge or part with or share possession or occupation of the Room or any part of the Property . 11. Nuisance 11.1. The Occupier shall not (nor allow others to) cause nuisance or annoyance to the Landlord, other Occupiers or any neighbours. 12. Damage
12.1.
The Occupier shall not (nor allow others to) cause any damage or injury to the exterior, structure or any part of the Property. 13. Alterations to Property 13.1. The Occupier shall not (nor allow others to) make any alterations or additions to the Property or change its use. 14. External Appearance of the Property 14.1. The Occupier must not display notices or advertisements in the windows or elsewhere on the Property. 15. Keys and Security Codes 15.1. The Occupier shall not alter or change or install any locks or security codes or have any additional keys made for any locks. 15.2. The Occupier must report immediately to the Landlord if his keys are lost or security codes are compromised during the Term and shall be responsible for the cost of installing new locks or security devices. 16. Pets 16.1. Without the express written permission of the Landlord, the Occupier shall not (nor allow others to) keep or allow pets of any kind on the premises. 17. Repairing Damage 17.1. The Occupier agrees to make good any damage to the Property or to the Landlord's fixtures and fittings and effects or to the common parts caused by the Occupier or any visitor of the Occupier to the Property, fair wear and tear excepted, and to pay any costs incurred by the Landlord carrying out such works in default. 18. Reporting Disrepair 18.1. The Occupier shall report to the Landlord any disrepair or defect in respect of the Property or the fixtures and fittings and report any failure of mechanical or electrical appliances. 19. Utilities 19.1. The Occupier must make a reasonable and proportionate contribution to the cost according to use of all charges in respect o f any electric, gas, water and telephone or other services used at or supplied to the Property and Council Tax or any similar tax that might be charged in addition to or replacement of it during the Term. 20. Security 20.1. The Occupier must keep the Property secure and any security alarm set at all appropriate times. 21. Right of Access 21.1. The Occupier will permit the Landlord at all reasonable times to enter upon and examine the condition of the Room and any fixtures, fittings and furnishings and to execute repairs or redecoration to the same, in all cases after a t least 24 hours' prior notice has been given. In the event that the Landlord becomes aware of any emergency and the Occupier is unable to provide access to the Room immediately, it is agreed that the Landlord may gain access to the Room using forcible means if necessary. 22. Moving Out 22.1. At the end of the Term the Occupier shall yield up the Room in the same clean state and condition it was in at the beginning of the Term and shall return all the keys of the Property and remove all furniture owned by the Occupier, personal effects and rubbish and leave the Property and the Landlord's fixtures and fittings in the same condition and state of repair as at the start of the Term, fair wear and tear excepted. 22.2. The Occupier shall provide a forwarding address for the return of any deposit. 23. Suspension of Rent 23.1. If and whenever during the Term the Property or any part of it is damaged or destroyed by any of the risks insured against by the Landlord so that the Property is not habitable, the Rent shall be suspended or a partial abatement allowed to the nature and extent of the damage and destruction until the Property has been reinstated and is fully habitable again. 24. Safety Regulations 24.1. The Landlord confirms that all furniture and furnishings comply with the relevant fire safety regulations. 24.2. The Landlord shall ensure that all gas appliances, flues and installation pipe work in the Property are checked by a British Gas or CORGI registered technician on an annual basis and that a record is kept stating the defects found (if any) and the remedial action taken.

The Landlord confirms that all electrical appliances and equipment supplied by him are safe so as not to cause danger.
The Landlord hereby agrees to let the Room in the Property and the Occupier hereby agrees to take the Room for the Rent and Term in accordance with the conditions stated within this Agreement.
