SPECIFICATIONS PROJECT: PROPOSED TWO-STOREY COMMERCIAL BUILDING LOCATION: ZONE 2, IGPIT, OPOL, MISAMIS ORIENTAL OWNER: SUVISCO IND. CORP. A. SCOPE OF WORK 1. The work contemplated under the contract consists of: a) Furnishing of all necessary materials, labor and tools for the complete construction of the building in accordance with the plans and specifications herewith submitted. b) All works to be done shall be in the highest quality of workmanship to the fullest intent and meaning on the plans and specifications unless otherwise specified by the Engineer.
B. PLANS AND SPECIFICATIONS 1. The plans and specification shall be considered as cooperatives and all labor, materials in one and not mentioned or indicated in the other or vice-versa and shall be done by the contractor as if these are duly mentioned in both. 2. If no numerical indications appear on the plans, all drawings shall be carefully followed according to the scale of the drawing, but if they are not indicated, the numerical notations must be followed and not the scale of the drawing and specifications, specifications shall be govern. In case of discrepancies on figures or drawings, the matter shall immediate be submitted to the Engineer before any adjustment shall be made. 3. No changes in drawings and specification shall be made by the owner, contractor or workmen without prior agreement or approval of t he Engineer. 4. All instrument of services are considered as the personal property of the Engineer and it is only the written consent that the same may be reproduce and used by other persons, the Engineer is obligated to furnish his client with prints of plans not to exceed five sets and three sets of specifications and Bill of Materials, the cost of which shall be assumed by the Engineer. However, the cost of addition sets required shall be chargeable to the owner.
C. GRADING, EXCAVATIONS,FILLING AND BACKFILLING 1. The contractor shall clear the building site for the distance of three meters in all directions outside the building lines without extra compensation from the owner. Provided, however, that he shall not required clearing beyond an existing street, should said street be nearer than three meters to any building. 2. The contractor shall grade the area included within the clearing lines and such grading shall be included in the building contract. 3. All fills be placed in the layers not exceeding 6”inches thickness, each layer being thoroughly compacted by wetting, tamping or rolling. 4. Excavations shall be done in accordance with the required depth. All loose materials shall be removed from the bottom of excavations exc avations before setting up footings and no footing shall rest on fill.
5. After forms have removed from footings, walls, piers, the materials form excavations shall be used for backfilling.
D. CONCRETE AND MASONRY WORKS 1. General Conditions; a) All concrete works shall be in accordance with the specifications for concrete and reinforced concrete accepted by the Public Works (Latest Edition), which is part of these specifications. b) Reinforcing bars of important reinforce concrete member deposited directly against the ground shall be protected with the least 3” concrete. These provisions maybe waived when adequate waterproofing is provided. c)
All reinforcing bars shall be deformed bars unless specified by the Engineer.
2. Proportioning of concrete: Class “A”(1:2:4) for all beams, girders and columns Class “B”(1:2 ½ :5) for all footings and embedded slab a.
Concrete shall be deposited in its final position without segregation, re-handling or flowing.
b. No chutes shall be be allowed except to transfer concrete concrete to buggies, wheel borrows or buckets which case they will not exceed 20 feet in aggregates length. c.
The minimum of 21 days compressive strength of concrete shall be followed.
3. CONCRETE HOLLOW BLOCKS a.
Wherever so indicated on the drawings, concrete hollow hollow blocks 6”x 8”x 16” shall be used for exterior walls and 4”x 8”x16” blocks for interior partition and shall be laid in accordance with the standard specifications for concrete hollow blocks construction.
b. All exposed interior and exterior hollow blocks walls w alls shall be finished with 1/2 “ thick cement plaster as will be specified by the Engineer. c.
Concrete hollow blocks reinforcement unless otherwise indicated on the drawings or specified therein, the following schedule shall be followed: 4”CHB---------------4”CHB---------------- 10mm diameter at 0.60m OC BW 6”CHB----------------10mm 6”CHB----------------10mm diameter at 0.40m OC BW
4. Finish of Floors: a.
Vitrified Tile & Vinyl tiles Vitrified floor tiles shall be used for toilets and whenever indicated on plans or specified by the Engineer. All vitrified tiles/Ceramic tiles and their accessories shall be free from all imperfections that affect their quality, appearance and strength. All vinyl tiles shall conform to the sample approved by the Engineer as to texture, color and quality. All works shall be protected during construction and turned over carefully cleaned and free form defects during completion.
E. STRUCTURAL STEEL
1. Conform all materials and workmanship to the requirements of the American Institute of Steel Construction’s(AISC)”specifications” for the the design, fabrication and erection of structural steel for buildings as amended to date as may be specifically modified by drawings or by these specifications. 2. Where so indicated on the drawings, structural members shall be joined by welding. The welds shall be of size and type indicated and shall be made by competent welders.
F. CARPENTRY AND JOINERY 1. All works included under this section shall be subject to Section “ A” hereof. 2. Lumber shall be approved quality of the respective kinds required for the various parts of the work, well-seasoned, thoroughly dry and free from large, loose or unsound knots, saps, shakes or other imperfections that will impair its strength, durability or appearance. 3. Framing lumber shall be of rough dimensions shown on drawings. All exposed woodwork shall be smoothly dressed and well seasoned.
G. ROOFING AND TINSMITHING 1. General Conditions: All works included under this section shall be subject to section”A” hereof. 2. Sheet metal Roofing: Materials: Pre-painted long span roofing. 3. Ridge Rolls: Minimum lap of wedge shall be 305mm (12”)over roofing sheets. Rivet ridge to roofing sheets at top of every corrugation in addition to rivets e ngaging top line of straps. 4. Flashing and Counter – Counter – Flashing: a.
Provide flashing and counter flashing at all critical points where water may seep through.
b. Where corrugations run to the walls, corrugate one wing to the flashing sheet to match corrugation of roof sheet while other wing shall go up against the walls and counter flashed.
H. HARDWARES 1. General Conditions: a.
The contractor shall provide all rough hardware for completion of the work, including the nails, spikes, bolts, log screw, etc., shall fit in place all finishing hardware hereinafter specified, put on in the most manner with screws to match the finish.
b. The contractor shall provide and fit in place all hardware not herein specified specifically mentioned, but necessarily to have the work complete.

PLUMBING 1. All works stipulated under the specifications shall be subject to Section”A” hereof. 2. The contractor shall furnish all labor, materials and tools necessary for the construction, complete of plumbing system, including all fixtures within the building. Connections with the main sewer line and the building sewer shall be included. 3. All plumbing works and installation shall be done in accordance with the existing sanitary and plumbing ordinance of the municipality. m unicipality.
J.
ELECTRICAL WORKS 1. General Conditions a.
All works stipulated under this specifications shall be subject to sect ion”A” hereof.
b. The contractor shall provide all materials, fixtures, etc., labor and equipments for installation complete of electrical system as shown on plans. The testing of the completed electrical system shall be to the satisfaction of the owner. 2. All electrical materials to be used in the installation shall be of imported brand or equal and shall bear bear the seat of t he Underwriters’ Laboratories Inc. as approved wiring materials 3. All works shall be executed in a workmanship manner and shall prevent a neat and orderly appearance. All wiring shall be concealed as much as possible.
K. PAINTING AND VARNISHING 1. General Conditions a.
All works included under this specification shall be subject to Sect ion”A” hereof.
b. The contractor shall furnish all labor, materials and tools necessary for the completion of all painting and varnishing works which includes exposed woodworks and concrete hollow and iron works. c.
All paint and varnish materials shall subject to inspection and approval by Engineer before any such brand shall be used.
